The Goa government has notified revised minimum land rates for the financial year 2026-27 across five talukas, with Panaji and several coastal villages in Bardez carrying the highest base value of ₹25,000 per square metre.

The Department of Revenue issued the notification on October 28, covering Pernem, Bardez, Tiswadi, Salcete and Mormugao. The revised rates have come into force.

The minimum values have been prescribed under the Goa Stamp (Determination of True Market Value of Property) Rules, 2003. They will serve as the base for determining property values for stamp duty and registration purposes, subject to the applicable land-use zone, area and other conditions specified in the order.

Under the notified schedule, Panaji Municipal Area has the highest base rate at ₹25,000 per square metre, followed by Margao at ₹20,000, Mapusa at ₹18,000 and Vasco at ₹15,000. Pernem and Cuncolim Municipal Areas have been assigned base rates of ₹8,000 per square metre.

In Bardez, Anjuna, Candolim, Calangute and Assagao have been assigned base rates of ₹25,000 per square metre. Reis Magos has a base rate of ₹20,000, while Siolim is valued at ₹18,000. Guirim, Penha-de-Franca, Salvador-do-Mundo and Pilerne have rates of ₹15,000 per square metre.

In Pernem taluka, Morjim, Mandrem, Arambol, Querim and Mopa have been assigned rates of ₹15,000 per square metre, while Tiracol is valued at ₹12,000. Dhargal and Tuem have base rates of ₹6,000 and ₹7,000 per square metre, respectively.

The revised schedule sets the minimum values used for property valuation during registration and stamp duty assessment. The applicable rate will depend on the property's location, land-use zone and other conditions laid down in the notification.
