Goa Moves To Protect Pre-1961 Homes, Caps Far At 40%

The Goa Town and Country Planning (TCP) Board has introduced a policy to safeguard pre-1961 traditional houses and curb unchecked redevelopment in rural settlements.

Chaired by TCP Minister Vishwajit Rane, the board has banned the structural demolition of identified pre-liberation homes located outside Outline Development Plan (ODP) areas. Under the new rules, construction on qualifying plots measuring 500 square metres or more will face a strict Floor Area Ratio (FAR) cap of 40%.

The policy aims to preserve Goa’s unique architectural identity, protect historic village streetscapes and shield traditional rural communities from commercial pressures.
